Our approach to selling a home is not your passive, traditional marketing. Instead, we have created a Proven Home Selling Plan, which includes phone prospecting, social media, lots of videos, and many other online techniques to engage buyers to look at your home and to ensure you get to the closing table. It has been proven to be the most effective marketing plan in this type of market.

I could only feel confident enough to offer this program after over 33 years of trial and error realizing what worked and didn't work in marketing homes. After selling thousands of homes in my career, and getting to the point where I can honestly say I spend tens of thousands of dollars a month in advertising for my clients, I can guarantee that my marketing plan works.

So, How Does This Work?

When you list your home with our team, you may receive our written guarantee that we will sell your present home at a price acceptable to you or we will buy it. Obviously, there are limitations and this program is not available for all homes. Unlike the typical investor, my goal is NOT to own your home but to sell it for the most money the market will bear.

The reason I offer this program is to make sure we all have the exact same expectations BEFORE we start marketing your home. We will market the home to buyers at its full market value and if it sells you get the benefit of the higher price. It's a win-win for you... If the market receives your home at any price higher than the guaranteed price we agree on, you get the benefit of the higher price.

This means when you see a home that you like, you can immediately place an offer on it. Also, if you are not completely satisfied with our customer service or marketing efforts, then you can cancel the listing and pay nothing if we don't fix the issue at hand within 24 hours. No matter what happens, you know the absolute bottom line you will get.

Properties are accepted into this program on a case-by-case basis and subject to written agreement by all parties.

Do I Have To Use The Guaranteed Sale Program?

No, this program is not for everyone. Most of our home sellers choose to enter into a non-guaranteed listing agreement but do want to know what the guaranteed price would be.

General Conditions of the Guaranteed Sale Program

Eligibility for the Guaranteed Sale Program is at the sole discretion of Frank Polsinello and is on a per-home basis. All guarantees must be in writing under mutually agreeable terms and must be signed by all parties involved. Upon entering into such a written agreement, you will receive an offer in writing for 95%** of the property's appraised value minus applicable commission. Our commission is negotiable.

Our Guaranteed Sale Program is designed to allow those under this written contract to have peace of mind knowing that when your home is listed with us we are motivated to sell it or we will be the new owner of your property.

*120 days is a typical guarantee time frame but the duration may be shorter or longer depending on the property location, price and terms of the arrangement. The duration must be mutually agreed upon.

**95% of the property's appraised value is a typical pre-determined percentage but may change depending on the property location, price and terms of the arrangement.
