get them out there to get a great deal on a home

If you’ve been paying any sort of attention to how our GTA real estate market has been progressing over the course of 2019 then you know that in many areas north of the 416 inventory levels are still relatively high especially at certain higher level price points

and that a lot of these homes that have been sitting on the market for 3, 6, 9 - some even 12 months just chasing the price down with series of reductions and re-lists...

You should also have noticed that in many of our markets the vacancy rates are still high among the properties that are listed for sale.

My home base of Newmarket, for example, 277 freeholds listed for sale 24.5% vacant

Georgina - 280 freeholds listed - 27.5% vacant

Innisfil - 399 freehold homes listed on TREB, 115 marked as occupancy VACANT making up 28.8%

What’s even more interesting is that we as agents know that sometimes homes that are not occupied get marked as occupied so that number could be even larger in some cases…

what’s the point here?

There are 12 weeks left in 2019… which taking into account holidays and the before Christmas lull…

you’ve got more like 9 weeks to get something done in 2019

Likewise, many of these sellers do not want to go into the new year holding on to these homes that have been listed for 3, 6, 9, 12 months… …and have to start this process all over again in 2020

Does this mean that you are going to be able to walk in low ball every Seller?

of course not

Motivation is different with every person

But I can say that we watch numbers and we see the deals that are being put together… and there are many homes in all the markets we work from York to Simcoe to Durham selling 95% of asking, 90%, 85% of asking…..

The deals are out there

show you buyers the data

show them how long some of these properties they are interest in have been listed for

and show them what kind of deal you think that you can get for them

They’re not just going to take your word for it

you have to show them

help them understand why now could be a great time for time to get a great deal on a home
