Don't Negotiate With Agents Over The Phone...Put It In Writing!

Do not negotiate with other Realtors over phone…

This goes for agents that have you shown your property…

and DOUBLE for agents that have not even booked a showing…

or gone through the home yet!

If you’ve listed a property before… you’ve probably been asked this question by a Buyer’s agent…

‘How much flexibility is there in the price?’

Or my personal favourite

‘What is your clients expectation on price?’

I can’t even explain to you how aggravating I find that question and quite frankly if your plan was to have a conversation and see if we could put a deal together…

you’ve really taken that first step in the wrong direction 

If you’d like to have conversation about terms about closing date about what’s included about what size deposit we’d like to see

if they wouldn’t mind leaving their dog

sure, let’s chat

If you’re going to send me a low offer and want to have a conversation about that no problem

If you’ve shown the property…your clients like it…they want to start low…no problem‼️

You’re working in the best interest of your buyer

and I’m working in the best interest my Seller

and the best interest of everyone involved is to work and see if we put something together that makes all parties happy

Buyer’s agents…put your offers in writing

the words over the phone mean nothing…

especially to the Seller

I can honestly say I’ve put offers in half a million dollars lower than the list price of a property

and still put a deal together

but you’ll say oh well the value was a lot higher…well sure but that half a million dollars still represented over 15% of the list price

I got the ball rolling

we knew the property was over priced…

the listing agent knew…the only person that needed to be shown was the Seller…

shown being the operative word there…not told

Now, there’s agents that will say…‘oh well if I can’t have a conversation with the agent about price how do I know if it’s my worth my time to put together the offer…’

Worth your time?

Isn’t this what you're supposed to be doing with your time?

Personally, I’d rather be writing offers than not writing offers… and I’d rather hear that the agents on the team wrote four offers with a client that didn’t go through than wrote wrote no offers at all…

because they didn’t think it was worth their time…sooner or later something’s going to connect‼️

And let's be fair the time to put paperwork together on most residential transactions is not that long…and with e-signatures things become even easier…

If you're that agent that still feels the need to sign everything in person on triplicate forms this might be your hard stop for this video….

Here’s the point....listing agents - don’t push away offers that come in low listed at $700 came in at $600…no problem

send something back…

keep the ball moving forward and see if you can put a deal together Isn’t that what the Seller hires you to do…

negotiate and work on their behalf to get them the best price on their home?

Let’s see if we pull these guys up to where we need to be

Buyer’s Agents - Isn’t your job to get your clients the best price on a home?

Get it on paper and send the offer

Listed $700 and your buyer wants to send $600?

No problem - put it in writing
