A "sold conditional" status in Ontario real estate refers to a situation where a property has been conditionally purchased by a buyer, but the sale is still subject to certain terms and conditions being met before it can become final. This is different from a property being "sold firm," where the sale is considered final and binding once the agreement has been signed by both parties.

In a conditional sale, the buyer and seller will have agreed on the purchase price and other important details, but the sale is contingent on certain conditions being met within a specific timeframe. These conditions could include the buyer obtaining financing, the property passing a home inspection, or the seller finding suitable housing.

Anyone who plans to sell their GTA home this fall should take note of this cautionary tale.

In August, we had a meeting with a prospective seller to talk about listing their house for sale. We valued the home at $1.45 million because it was excellent and in a desirable area. We advised listing the home at market value as soon as possible because we were already noticing indications that the market was changing.

As is common in our line of work, the seller disagreed with our assessment and hired a different agent, who informed him that his home was worth more.

The home had a $1.7 million price tag when it was put up for sale in September.

It didn't sell.

With an asking price of $1.5 million, it was relisted for sale in October.

The issue: As of September,…

It can be challenging to assist your parents in preparing to sell their home, especially if they are elderly and may be having difficulty coping with the mental and physical demands of the process. You can help make the experience as easy and stress-free for them as you can, though, by being a little patient, organized, and supportive.

As your parents prepare to list their home for sale, consider the following advice.

1. Start by asking them why they want to sell their house, and then LISTEN as you do so.
To better support your parents' decision, you should be aware of the factors that may be influencing their decision to sell their house. Is a move being driven by new health issues, accessibility requirements, or a changing financial situation? Are…

Kitec plumbing is a type of piping system that was widely used in residential and commercial buildings in North America from the 1990s to the early 2000s. This type of plumbing was designed to be a more cost-effective and efficient alternative to traditional copper piping systems. However, over time it was discovered that Kitec plumbing had a number of serious flaws that made it a dangerous and unreliable option for building owners and occupants.

The first major problem with Kitec plumbing was its tendency to crack and leak over time. This was due to the fact that Kitec pipes were made from a combination of plastic and aluminum, which are not as durable as traditional copper pipes. The plastic would become brittle and crack over time, leading to…

The Greater Toronto Area (GTA) has seen a significant rise in the number of vacant homes in recent years, leading to the implementation of a vacant home tax in an effort to increase housing affordability and availability for residents. The tax, which was introduced in 2017, aims to encourage owners to put their vacant homes back on the market for rent or sale, thereby increasing the supply of available housing and reducing the pressure on the city's housing market.

Pros of the Vacant Home Tax

  1. Increased housing availability: The primary goal of the vacant home tax is to increase the availability of housing in the GTA by incentivizing owners to put their vacant homes back on the market. This will help to reduce the pressure on the city's…
